How Long Will It Take For My House To Sell And Go Through?

If you are selling your home, you will want an idea of how long the process is likely to take. Understanding the timescales that are likely to be involved is important when it comes to preparing and organising for a move, and as experts in the industry, the team here at Horts can give you a greater insight into the process.

How Quickly Can My Property Be Marketed?

If you want the job done right then particulars with quality photographs, walk-throughs and floorplans can take up to a week to prepare. It is so important to get the particulars right. Remember, you only get one chance to make a first impression.

How Soon Will I Start To Get Viewings And Receive Offers?

If your property has been priced correctly, and in line with similar properties available, viewings should begin as soon as your home hits the internet. Horts advertises on Rightmove and Zoopla which are the leading property portals in the UK. We estimate that you should receive offers within the first five or six viewings. If, however, no offers are forthcoming after a suitable number of viewings, then a slight price adjustment often makes a difference.

How Long Will It Be Between Acceptable Offer And Exchange?

There is no simple answer to this question since there are many variables that come into play. Most estate agents would want the sale exchanged within a maximum of 12 weeks from the offer, but it can be up to 20 weeks or more. The complexity of the chain, the quality, and experience of the conveyancers, whether mortgages are involved and whether there are issues highlighted on the survey can play a major part in delays. Horts employs specialist sales chasers to keep an eye on all ongoing transactions. They laisse with all parties on a weekly basis and are experts in resolving issues and helping speed up the process.

What Can I Do To Smooth Things Along?

As the vendor, it is so important to work well with both your estate agent and solicitor/conveyancer. Quickly filling in and returning the paperwork, which your conveyancer will send you, enables them to get draft contracts out to your buyer’s conveyancer immediately. Most of the challenging work will be done by the buyer’s conveyancer but they cannot do much until they have a draft contract to work with.

So, in answer to how long the entire process will take, from the moment an estate agent walks through your door to do the particulars, to the moment you move out, we would suggest allowing 6 months.

If you have any questions about the selling process, do not hesitate to contact the team here at Horts. We can answer all your questions and give you the advice you need.
