Although operating under the same roof, these two businesses have a fundamental difference. With estate agency the hard work ends when the client moves in, with property management it starts! Horts Lettings is also a member of ARLA which means that our knowledge, systems and procedures have been properly checked and vetted.
This is a business where there is a lot to learn and the legislation is constantly changing. Our senior letting staff are all members of ARLA (Association of Residential Lettings Agents) and attend regular courses and meetings to ensure they are always up to speed.
It is very important that we, rather than our landlords, show prospective tenants around a rental property. Not only are we trained to show the home in its’ best light but it is also a great opportunity for us meet the tenants and gain a first impression.
REGULAR MARKETING UPDATES
Lettings is a fast moving industry and often it is difficult to find time for those little bits that matter. Communication with a landlord, whilst marketing, is extremely important. The quicker issues are resolved the quicker the property is rented and our landlords starts to earn.
This is a very specialist job that requires a person that thinks on their feet, doesn’t get flustered and has the ability to build relationships with landlords, tenants and contractors. A good maintenance person is key to the smooth running of every lettings organisation.
The more interest a rental property gets the better choice of tenant you will have. Maximum exposure is vital so, in addition to our own website, we ensure our rental properties are advertised on all the major UK portals including Rightmove, Zoopla and Primelocation.
HIGH QUALITY PARTICULARS
Many agents do not give their rental properties the same level of quality particulars as their ‘for sale’ ones. We think this is a mistake. Better descriptions and photos are as important for getting the right tenants through a door as it is the right buyer.
Our Set Up Fee is £150 plus Vat (£180 inc. Vat). This is payable once the tenants have moved into the property and is deducted from the first month's rent. The fee covers the cost of the inventory, tenancy agreements and registering the deposit via the Deposit Protection Service.
Our Management Charge is 11% of the monthly rent plus Vat (13.2% inc. Vat). This covers all of our charges for the on-going management of the property. We DO NOT add on any further charges to your maintenance expenses and DO NOT charge our landlords for renewing the contract to an existing tenant.
Our Let Only Fee is equivalent to 75% of the first months' rent plus Vat (90% inc. Vat). This is only charged once a tenant moves into the property and is deducted from the first rent. The fee covers the costs of all marketing and accompanied viewings. Once a let has been agreed we take the deposit and pass it to you. We do not supply a free inventory.
