Although operating under the same roof, these two businesses have a fundamental difference. With estate agency the hard work ends when the client moves in, with property management it starts! Horts Lettings is also a member of ARLA which means that our knowledge, systems and procedures have been properly checked and vetted.
This is a business where there is a lot to learn and the legislation is constantly changing. Our senior letting staff are all members of ARLA (Association of Residential Lettings Agents) and attend regular courses and meetings to ensure they are always up to speed.
It is very important that we, rather than our landlords, show prospective tenants around a rental property. Not only are we trained to show the home in its’ best light but it is also a great opportunity for us meet the tenants and gain a first impression.

Lettings is a fast moving industry and often it is difficult to find time for those little bits that matter. Communication with a landlord, whilst marketing, is extremely important. The quicker issues are resolved the quicker the property is rented and our landlords starts to earn.

A rental property that has a lot of interest will create a greater choice of tenants. Maximum exposure is vital so, in addition
to our own website, we ensure our rental properties are advertised on all the major UK portals including Rightmove, Zoopla
HIGH QUALITY PARTICULARS
Many agents do not give their rental properties the same level of quality particulars as their ‘for sale’ ones. We think this is a mistake. Better descriptions and photos are as important for getting the right tenants through a door as it is the right buyer.
Our Fully Managed service is charged at £250 plus VAT (£300 inc. VAT). Included within this charge is the preparation of the particulars, advertising on our website, Rightmove and Zoopla, accompanying all viewings, tenant referencing and registration of the deposit. We then charge a management fee equal to 12% of the monthly rent plus VAT (14.4% inc. VAT). This charge enables us to collect the rent on your behalf, inspect the property regularly and deal with all maintenance issues.
Alternatively, for landlords who are prepared to be ‘hands on’ our Let Only service is charged at a one off fee which is equivalent to 75% of one month’s rent (90% inc. VAT). A minimum fee of £500 applies (£600 inc. VAT). We will still prepare the particulars, advertise on the above websites and accompany the viewings until the property is let. We will deal with the tenancy agreement, take the first month’s rent and forward it to you minus our charges. We will also forward you the tenants’ deposit which you must assign to the reputable scheme. We recommend the DPS (Deposit Protection Scheme).
Please note that an inventory, tenant check-in and check-out services are not included in either our fully managed or let only service (Prices available on request).
Finally, we would recommend that all our landlords take a rent guarantee and legal expenses policy. We offer an extremely robust one at a cost of £20.00 per month including Vat.
