Valuations
The first step to selling your home is getting it valued. Our valuations are free and carried out by experienced people with good local knowledge. Often we have sold other properties in your area and we will use these as comparisons to justify the value of yours.
Property Particulars
Once you have decided to place your home on the market we will prepare property particulars. These will reflect the individuality of your home and will blend accurate description with a wealth of both interior and external photography. In most cases your details will be back to you for approval within 48 hours of your instructions to market.
Phoning Applicants
Once you have approved your property particulars, our sales team will set to work phoning their selection of applicants suitable to your home. They will endeavour to find buyers that can proceed without having to sell their own property.
Viewings
Some vendors prefer to show prospective clients around their own home and if that is the case you may do so. However, our negotiators will have a better understanding of the clients’ needs and will point out the relevant features that will enhance the chances of selling your property. We would be delighted to offer an accompanied viewing service at no extra charge
Feedback
Once a viewing has taken place we realise that you will be excited to know the outcome. We will give constructive and honest feedback within 24 hours of the appointment.
Regular Updates
After three or four weeks you will want an update on the success of our marketing. We will call you and run through all activity to date and offer advice on any changes that can be made to enhance the saleability of your home.
Advertising
We advertise in full colour within the local press. We do not try and cram hundreds of houses onto a page with writing that is too small to read. Instead, our photos are of decent size and the text/bullet points concise and legible.
Virtual Viewings
Any client in any office will be able to view your property on computer before arranging an actual visit. This facility also allows our negotiators the opportunity of seeing what they are selling before speaking to their clients.
Internet
The internet is getting used more and more each year. Our site at www.horts.co.uk has been developed to offer prospective purchasers the opportunity to view all our properties both inside and out. It is extremely user friendly. Go on, give it a try yourself.
Weekly Mail-out
In addition to our negotiators sending full particulars of your home to their registered buyers, our computer system will also, on a weekly basis, both post and e-mail a brief description of your property, with photograph, to a wider selection of applicants. This ensures no-one is missed.
Branch Network
All Horts branches are linked via a computer network. So if your home is for sale with one office it will be for sale with all.
Offers
Before we forward an offer to you we will have checked the buying position of the prospective purchaser and clarified their financial situation. When we present offers we will advise you on the suitability of the purchaser and ensure that their timescale for moving suits yours
Sales Control Department
Often, getting an offer and sale agreed is the easy bit. The hard work starts with getting it through to exchange and completion. We employ dedicated sales co-ordinators that will liaise between all the parties in the chain, including solicitors, other estate agents, building societies and mortgage brokers. Our co-ordinators will contact you regularly to update you as the sale progresses.
Recommended Solicitors
Horts uses an approved panel of solicitors and conveyancers. These have been selected for their ability to provide a speedy service whilst still maintaining a high standard of professional care. Our solicitors work on a 'no sale, no fee basis' and we would recommend that you instruct a solicitor at the start of marketing as this will save valuable time once a sale is agreed.
